Professional DOFF Cleaning
At Roundhouse UK, we deliver specialist exterior cleaning that’s safe for even the most sensitive façades. Our commercial DOFF service harnesses super-heated, low-pressure steam to gently remove biological growth, pollution stains, graffiti and more, without damaging historic masonry or trapping moisture. Operating across York, Leeds, Harrogate, Ripon and the wider Yorkshire region, our trained technicians bring over five years’ experience to every project, ensuring flawless results and outstanding customer care.
What Is DOFF Cleaning?
DOFF is a conservation-grade cleaning system that heats water to around 150 °C and delivers it as gentle steam through a precision nozzle. The combination of intense heat and low pressure:
Loosens and lifts algae, lichen, moss, carbon deposits, oil, wax, chewing gum and bird fouling.
Sanitises surfaces—high temperature destroys spores, delaying regrowth.
Minimises water use (≈ 5 L min-¹) and leaves porous substrates almost dry, avoiding trapped moisture.
Because there are no harsh chemicals or abrasive blasting, DOFF is approved by conservation officers for listed buildings and monuments.

Why DOFF Needs a Professional Touch
Even though DOFF is gentle, expertise is essential. Our operatives:
Calibrate temperature & flow to each substrate, preventing thermal shock.
Comply with heritage-site method statements and environmental regulations.
Manage access safely with MEWPs, rope access or scaffold as required.
Attempting steam cleaning without accreditation risks staining, cracking or moisture ingress—let the specialists handle it.
Our DOFF Steam Cleaning Process
Site Assessment – We inspect materials, contaminant types and access logistics.
Test Patch – A small trial ensures perfect settings before full treatment.
Targeted DOFF Clean – Super-heated steam loosens contaminants; gentle agitation where necessary.
Residue Removal – Detached debris is vacuumed or lightly rinsed away.
Final Inspection & Report – We check every detail and supply a post-clean condition record for your maintenance files.
DOFF Cleaning vs Pressure Washing
| Feature | DOFF Cleaning | Pressure Washing |
|---|---|---|
| Medium | Super-heated steam (150 °C) | High-pressure water |
| Pressure | Low, surface-safe | Up to 3,000 PSI+ |
| Surface Impact | Gentle; ideal for heritage masonry | Risk of etching or mortar loss |
| Water Saturation | Very low; dries quickly | High; may drive water into pores |
| Chemicals Needed | None | Often detergents required |
| Best For | Stone, brick, render, monuments, intricate façades | Concrete, steel, paving |

Call usDOFF CLEANING FAQ’s
DOFF cleaning is a professional steam-based method that heats water to about 150 °C and delivers it at very low pressure. The super-heated vapour lifts biological growth, traffic film, graffiti and oil from stone, brick, render and other façade materials while using only ~5 L min-¹ of water, so surfaces dry in minutes and your building fabric remains unharmed.
It is not an acronym. The verb doff appeared in Middle English as a shortened form of “do off,” meaning “to remove.” Its old counterpart don means “to put on.” Stonehealth chose the word for its steam system because that is exactly what the process does: it quietly lifts away decades of dirt and growth, taking them off without a trace.
Yes. The vapor arrives at low pressure, so mortar stays in place, carved detail stays crisp, and walls never become waterlogged. Conservation officers routinely approve the method for Grade I and Grade II sites.
Or process causes very minimal interruptions. The boiler lives in a van, hoses run to the façade, and the lance sounds no louder than a kettle. Entrances stay open, and where footfall is high we put up light barriers to steer passers-by clear of the work zone.
The standard clean relies purely on heat and water. Only when we meet stubborn graffiti shadow or greasy residue do we introduce a biodegradable gel, and even then every trace is captured and removed from site.
